Your Guide to Renting With Us

Welcome to Ray White Beacon. We know that finding a new rental home, especially on the busy Hibiscus Coast, can be a stressful experience.

Our goal is to make the process as simple, transparent, and professional as possible. We manage some of the best-quality properties in the area, from Orewa and Red Beach to Gulf Harbour and Stanmore Bay. When you rent a home managed by us, you can expect clear communication, a simple process for logging maintenance, and a team that respects your rights and privacy.

This page explains our tenancy process from start to finish.

Our 5-Step Tenancy Process

Step 1: Find Your Home

The first step is to browse our available rental properties. All our current listings are updated daily on our website. You can filter by price, location, and the number of bedrooms to find the perfect match.

Step 2: Attend a Viewing

To make sure the property is right for you, you must attend a viewing. This is a great chance to see the home, get a feel for the neighbourhood, and ask our leasing agent any questions you might have. Viewings are easy to book online through the property listing page.

Step 3: Apply for the Property

Once you have viewed a property you love, the next step is to apply. We use an online application system to make this fast and secure.

To process your application, we will require:

  • Photo Identification: Such as a Driver’s Licence or Passport.
  • Proof of Income: To show you can comfortably afford the rent (e.g., recent payslips or a letter from your employer).
  • References: Contact details for your previous landlords or property managers are ideal. If you’re a first-time renter, a reference from an employer or a personal reference is also helpful.

Pro-Tip: The key to a successful application is providing all the required information. A fully completed application can be processed much faster and will put you at the top of the list.

Step 4: Approval & Tenancy Agreement

If your application is successful, we’ll give you a call to congratulate you and confirm the details. We will then email you the Residential Tenancy Agreement to sign. This is the legal contract for your tenancy, and we strongly recommend you read it carefully. We are happy to answer any questions you may have.

Step 5: Move-In Day!

Once the agreement is signed, we’ll arrange a time for you to pay your move-in costs, collect the keys, and start your tenancy. We will also provide you with a copy of the Initial Inspection Report, which details the condition of the property, including photos. You will have a chance to review this and add your own notes.

Your Upfront Costs: No Surprises

To secure your new home, you will need to pay the following funds before you move in. We will confirm the exact amount with you in writing.

  • Bond: This is the main security deposit for the property. By law, this is a maximum of 4 weeks’ rent. Your bond is lodged securely with Tenancy Services and is held by them (not us) for the entire length of your tenancy.
  • Rent in Advance: This is your first rent payment, and it is usually 1 to 2 weeks’ rent.
  • Pet Bond (if applicable): From 1 December 2025, if you are moving in with an approved pet, we may also collect a Pet Bond, which is a maximum of 2 weeks’ rent. This is also lodged with Tenancy Services.

Your Privacy is Our Priority

We are professionals, and we follow the law. As part of the Privacy Act, we want you to know that we will NEVER ask for personal information that we don’t need.

For example, we will not ask for:

  • Your relationship or family status
  • Your religious or political beliefs
  • Your race, ethnicity, or sexual orientation
  • Copies of your bank statements showing your personal spending habits

We only collect the information we need to legally and professionally assess your application.
